The minutes of the previous meeting were approved as mailed out. Dawson 1808 Iris Avenue Lot 102, Riverside Addition "R-3" Single Family Relief from Section 7-101.3D to permit a 5' side yard encroachment for an open carport. Single Family The applicant proposes to construct an addition to her home, which will contain some additional living space, a covered patio and a carport as shown on the graphic. The survey supplied with the application indicates a new driveway, which will exit onto River Road (Rebsainen Park Road). The carport will provide no setback from the south property line. The house to the south lines up with the applicant's existing structure and is located about the same distance from their common property line. Staff recommends approval of the encroachment into the side yard for an open carport, with the condition that the carport remain open and that the driveway access to Rebsamen Park Road be eliminated. The applicant was present, and there were no objectors. The applicant stated that the purpose in opening the driveway Rebsamen Park Road was to permit her to drive forward into the carport and to exit by driving forward as well. There was considerable discussion about having the carport exten all the way to the property line because of the prospect i the future of receiving an application for a similar carpo from the neighbors to the south. I The Board moved to defer the application to the August 16 meeting to allow further study of the problem. the motion passed - 4 ayes, 0 noes, 3 absent. Item No. 1 - Continued SUMMAI 0", r T.D. Hunnicutt, representing the applicant, was present an presented an enlarged drawing of the Proposed construction. He also brought along pictures of the property showing som of the features that were discussed in the earlier meeting relative to fences and Proximity of property lines and driveways, etc. There was a lengthy discussion of the proposal, and the Board of Adjustment attempted to find so compromise position on this project, such as relocating th proposed carport and other kinds of similar changes. Ther seemed to be no room for change, the applicant insisting that the proposal was the only reasonable way to accomplis the project. I After this lengthy discussion, the Board moved to deny the application, and the motion passed: 6 ayes, 0 noes and 1 absent. August 16, 1982 Item No. 2 - Z-3868 Owner: Gloria Hubbman Bv: Chuck Clifton Address: 7722 Briarwood Circle Description: Lot 8, Fairhills Addition Zoned: "R-2" Single Family NMGFF-l= Requested: Relief from Section 74101.2D to permit a 41 encroachment into the rear yard. Present Use of Property: Single Family Residence Proposed Use of Property: Same The applicant proposes to construct a room addition onto the rear of the existing house. The lot depth, while meeting ordinance minimums, is fairly shallow, especially considering that there is a 351 building line on this plat. There will be no interference with other neighboring structures. Staff recommends approval. BOARD ACTION: The applicant was present, and there were no objectors. After a brief discussion, the Board moved to approve the application as filed. MM= The applicant proposes to construct a room addition onto the rear of his existing house. The hardship issue is the location of the existing structure and its configuration. The lot, while large by present standards, does not have a depth as great as would be expected for the existing lot width of 135'. Staff recommends approval. BOARD ACTION: The applicant was present, and there were no objectors. After a brief discussion, the Board moved to approve the application as filed. The motion passed: 6 ayes, 0 noes and 1 absent. August 16, 1982 Item No. 4 - Z-3874 Owner: Richardson Livestock Commission, Inc. Address: 5400 Murray Street Description: Long legal Zoned: "1-2" Light Industrial Variance Requested® Relief under Section 3-101-C to permit location of a mobile home for security purposes on industrial property. Present Use of Property: Livestock Auction Proposed Use of Property: Same The applicant proposes to locate a mobile home as a residence for a security guard at the Livestock Auction. Section 3-101-C provides the authority for the Board of Adjustment to permit this request. Several other similar requests have been approved in the past, and the application meets the spirit of the ordinance. Staff recommends approval. • lm The applicant failed to appear to represent his request, and as a result the Board, following its normal policy in this type of situation, moved to defer this application to the September 20 Board meeting. The motion passed® 6 ayes, 0 noes and 1 absent. MIMMUM Staff requested that Z-3867, a request for a variance at 11217 Shackleford Court, be withdrawn from the agenda. Staff explained that the item had been submitted initially and had been advertised for a public hearing, but that subsequent to that, the applicant had not paid the filing fee nor followed up on the request, and for clerical purposes it was necessary to withdraw the item formally from the docket.
