RE: The Lookout at Colonel Glenn
Advanced Grading Permit
Mr. Floriani,
Attached please find four copies of the advanced grading application for the above referenced
project. The property contains 6.6 acres located near the northwest corner of Colonel Glenn Road
and Lawson Road.
This property was approved for a PCD several years ago but that approval has since expired.
Currently, there are several projects in the area that will require fill material. When this property
develops, it will generate excess material which will be hauled off -site and to another location.
The applicant feels that excavating this site now and hauling the excess material to a nearby
project will ultimately limit the wear on the adjacent streets. The nearby projects will require fill
material and it seems appropriate to limit the truck trips associated with obtaining the necessary
fill material by utilizing the excess material from this property.
Undisturbed buffers will be maintained along the north property line as approved on the
original PCD. Once the site is cleared and the grading operations are complete, the site will be
re -seeded as required by Ordinance.
