RE: Z-9653 MEO, LLC, Accessory Building – Conditional Use Permit 228 Vernon Avenue   Development Comments: 1. Proposed building setbacks conform to ordinance standards. 2. Provide building height (one or two stories) and not that building will not exceed a height of 35 feet. 3. Request variance for increased rear yard coverage. Proposed accessory dwelling will occupy approximately 49.6 percent of the required rear yard area (rear 25 feet of the lot). The ordinance allows a maximum coverage of 30 percent. 4. The ordinance requires at least two (2) off-street parking spaces (one per dwelling). Clearly show on site plan where two vehicles will park. 5. Provide description of exterior building materials. 6. How will existing ditch be traversed by occupants of the dwellings? Is there an existing bridge across the ditch.
