Romie, the 528 square ft dwelling sits in the 25ft rear yard. this is not a typical 50 x 150 lot. it is 164.5 ft. on the north boundary and 169 ft. on the south boundary. The 25 ft rear yard was used per my conversation with Mr. Moore. Because of the different side lengths, the dwelling sits square inside 25ft rear yard. Mr Moore gave me the setbacks as 3ft to the side boundaries and 0 ft for alley. We have met those setbacks. The building height of this one-story structure is 19ft. Romie. in my cover letter I request a variance, (it is the last line of cover letter). We can park one space in behind the house, in the existing concrete and one parallel to dwelling in alley, i can just flip fireplace to ditch side. Exterior materials are stucco and metal. Romie there are existing steps and a foot bridge down from behind existing home
