RE: PZD/Site Plan/Plat Applications —1105 Fair Park Blvd., Little Rock, AR
Mr. Moore,
Please accept this letter to serve as our application for the above referenced submittal. We wish for
the applications to be reviewed and accepted by the Planning Department and placed on the agenda
for the December 9th, 2021 Planning Commission Meeting.
The site consists of three tracts containing a total of approximately 1.004 acres on the southeast
corner of the Fair Park Blvd. And West 1111 Street. Our client is proposing to develop this vacant land
for a 9,100 square feet general merchandise retail store. The proposed site is currently designed to
have 30 parking spaces (including 2 handicap spaces) and one drive access. Lighting will be directed
downward and in to the site so as not to encroach onto the adjacent properties. The site will be
serviced by the existing sewer, water, gas and electric lines. We will also be dedicating right of way
along Fair Park Blvd., West 1111 Street, and South Tyler Street. I have enclosed a site plan overlaid on
our current survey of the site.
The proposed site, as well as the property to the north and east of the site has a Future Land Use
classification of Mixed Use allowing for a mixture of uses consisting residential, commercial and office
uses. We are requesting approval to rezone the property from R-3 to PCD (Planned Commercial
Development).
The site consist of three parcels. We are requesting approval to plat the site into a one lot commercial
subdivision as shown on the enclosed plat. We have enclosed our plat for review and approval.
Approval of the above referenced applications will allow our client to move forward with plans to
develop the site, and will allow for more economic growth for the city as well as serve the community.
