Missing a vicinity map. ADDED TO DRAWING. 2. Label floodplain and floodway boundaries. ADDED TO DRAWING 3. In accordance with Section 31-176, a 25-foot-wide drainage and access easement is required adjacent to the floodway boundary. ADDED TO DRAWING 4. Show minimum finished floor elevation for tracts 1 and 2 (min. one foot above base flood elevation) ADDED FF ELEVATIONS TO DRAWING ( THESE ARE EXISTING BUILDINGS AND WE HAVE EC'S ON BOTH) 5. Needs state plane coordinates. ADDED TO DRAWING 6. The source deed references part of the West ½ of the SW ¼ and also part of the West ½ of the NW ¼. This looks to be true, but after the parcel is split, all three tracts won’t be in both quarter sections. It is my understanding that we will file a Subdivision Plat after we receive approval of the PCD which will create 3 lots thus making them Lots 1 through 3 and eliminating the metes and bounds description? 7. The legal descriptions should reflect the correct quarter section for each tract. Development Comments 1. Verify that there will be no changes to the existing PCD site plan and permitted uses (lots 1 & 2). NOTHING...WE HAVE ADDED LOT 3 AND MADE THE REVISIONS MENTIONED ABOVE. 2.
