Attached is a survey and Preliminary Plat for a proposed re -plat of two lots into three. I understand a number of
variances will be needed to address the lot size, and set back requirements set forth in the zoning ordinance. The Owner
of the properties desires to sell the houses as one house on one lot whereas the house at 4610 "C" Street and 300
Beechwood now occupy the same lot. Also, a portion of the lot at 302 Beechwood will be allocated to 4610 "C" Street to
provide an area for the existing parking pad that now serves 4610 "C" Street.
I understand this will need to go to Planning Commission for approval of the Preliminary Plat which will be final platted
upon approval by the PC. Let me know if you see any other options to achieve what the Owner is trying to accomplish. I
am planning on filing this on Monday for the October 1411 Planning Commission. Also, please let me know what the filing
fee for this application would be.
