Attached are three (3) copies of the PRD and Preliminary Plat for the above captioned project.
Please place this item on the agenda for the October 14`k', 2021 Planning Commission meeting.
The project is a small infill development in the southeast corner of Cantrell Road and Black
Street. The southern limit for the project is the north floodway of Isom Creek.
I have also attached a narrative and colored site plan provided by the Developer.

Crema Pod

Matterhorn Containers, LLC is the legal holding company for "Crema Pod", a 100%, drive-thru only, coffee
shop concept headquartered in Little Rock, AR. B.G. Dickey is the 100% owner of Matterhorn Containers,
LLC.
Crema Pod will utilize the highest quality available ingredients (i.e. coffee beans) combined with the
highest quality commercially available machines, in order to produce a truly, consistent, high -quality cup
of 'on the go' coffee based beverages; one that is at least as good or better as coffee based beverages
found in traditional 'sit-down' specialty coffee shops.
Crema Pod will offer its drive-thru customers a variety of high -quality coffee & tea beverage options in a
warm, friendly, and inviting setting. Specifically, the drink menu will include traditional brewed (including
"drip") coffee (i.e., what we think of as a traditional 'cup of coffee') as well as 'pour over' coffee and
specialized coffee & espresso drinks such as espresso shots, cappuccino's, latte's, Americano's and more.
A more detailed order -board is in the works.
In addition to coffee, Crema Pod will also offer its customers a variety of both hot and cold teas, including
chai and matcha green tea -based drinks such as a tea latte. Drink sizes will be offered in the traditional
"small" (12 ounce), "medium" (16 ounce), and "large" (20 ounce) varieties as well as "traveler" boxes (90
ounce) for brewed/drip coffee for large/group events.
While Crema Pod will focus on the aforementioned coffee & tea -based beverages, the Company is also
exploring the possibility of also offering a variety of pre -manufactured food options such as chocolates
and pastries to accompany its beverage options. Notably, all food will be sourced from local
manufacturers; no cooking/manufacturing will be done 'in house' by Crema Pod.
Critically, Crema Pod aims to create a warm / inviting atmosphere through not only the aesthetic look of
the building itself but also via its employee/customer interactions.
The first Crema Pod drive-thru coffee shop will be located at 13945 Cantrell Road in Little Rock, Arkansas.
The Site is currently under contract and is approximate % acre vacant lot situated on one of the busiest
thoroughfares in Little Rock.
Crema Pod expects to hire 14 employees to help run / manage its first location in west Little Rock; with
an anticipation of having 6 employees working during the busiest hours (7AM — 9AM) and reducing
staffing levels to 2 or 3 employees as the day progresses. Hours of operation will be Monday — Saturday
(6:30am—5:00pm).
