On behalf of my client, 8000 Frazier Pike Holdings, LLC, please accept this request to subdivide an
existing 135 +/- acre tract located at 8000 Frazier Pike into four industrial lots and one out parcel to be
developed later.
We are requesting approval of the preliminary plat for 69.45 acres of the property and the remaining
65.60 acres will be retained for future development.
The property being petitioned lies between Frazier Pike and Lindsey Road and was previously used as a
blade manufacturing facility for LM Wind Power. The development plan for the property once it is
subdivided, is to sell or lease the 2 parcels that contain existing buildings, then build warehouse facilities
on the 2 remaining lots. These buildings will also either be leased or sold. The remaining out parcel will
be developed or subdivided at a later date.
In addition to the approval of the preliminary plat, we are requesting two variances. One to allow
parking along a shared access drive, and another to allow for advanced grading of all the lots prior to
building permits being requested.
Water and sanitary sewer currently exist along both Frazier Pike and Lindsey Road. All proposed lots will
have adjacent access to these utilities. An existing detention facility will be used to control the runoff
from the 2 existing buildings. This pond will either be enlarged or augmented with an additional pond to
control the runoff from the remaining 2 lots as they develop.
