Re: S-1585-B (Port 440 Industrial – Preliminary Plat @ 8000 Frazier Pike)
Mr. Torrence Thrower,
In response to the staff comments sent to our Little Rock office on September 2, 2021, please accept the following
responses submitted in the identical format as the comments.
Development Comments
1. Provide parking analysis for Lots 3 and 4 to show if required minimum parking exists to serve the
existing buildings. A parking analysis has been completed and is included with this resubmittal.
2. Provide the following on a revised preliminary plat:
a. Note source of water supply. This site is served by Central Arkansas Water. There is a
20” ductile iron pipe on the south boundary along Frazier Pike and a 12” ACP on the
north side of Lindsey Road.
b. Note means of wastewater disposal. The site is served by the Little Rock Water
Reclamation Authority. There is an existing 12” ductile iron pipe sanitary sewer to the
south on Frazier Pike, and a 6” VCP on the north side along Lindsey Road.
c. Show contours at two (2) foot intervals. The plat has been revised to indicate 2’ interval
contours.
d. Data on all water courses entering and leaving the plat boundary. There are no
concentrated water sources entering the site. Concentrated water leaves the site via the
existing detention pond on the south side of the property.
e. Zoning classifications of all abutting properties. The current zoning classifications of all
adjacent properties has been indicated on the revised plat.
f. Phasing plan if all lots will not be final platted at the same time. A phasing plan has not
been provided. The parcels shown on the preliminary plat shall be final platted as they
are developed or sold. The sequence of this is unknown at this time.
3. Provide draft bill of assurance. A draft bill of assurance has been included with this submittal.
Civil Engineering Comments:
1. All driveways shall be concrete aprons per City Ordinance. All existing driveways are constructed
of concrete. Any proposed driveways will also be constructed of concrete.
2. Storm water detention will not apply to the proposed development. Noted.
3. If disturbed area is 1 or more acres, obtain a NPDES storm water permit from the ADEQ prior to
the start of construction. Understood.
4. Damage to public and private property due to hauling operations or operation of construction
related equipment from a nearby construction site shall be repaired by the responsible party prior
to issuance of a certificate of occupancy. Noted.
5. Show proposed driveway locations if they differ from those show on the submitted plans. The
existing drive along Lindsey Road will be relocated to the west as indicated on the preliminary
plat and will be constructed of concrete.

LR Fire Department Comments
ALL FIRE DEPARTMENT COMMENTS ARE EITHER CURRENTLY IN COMPLIANCE OR THE SITE WILL BE MODIFIED TO
BRING IT INTO COMPLIANCE.
