Preliminary Plat
Mr. Moore,
Attached are the application, preliminary plat, affidavit and filing fee for the above referenced
project.
This project contains approximately 7.70 acres and is located at the SW corner of Cantrell Road
and Chenonceau Blvd. The parcel has approximately 690 feet of frontage along Arkansas State
Highway 10. The eastern portion of the site is currently zoned C-3. The western portion of the site
has a rezoning application that is under consideration by the City of Little Rock Board of Directors.
The owner would like to receive approval to subdivide the property and sell off parcels of land for
development. The property is currently for sale, but they are only receiving interest for portions of
the site, not the entire parcel.
With this subdivision application there are two variance submittals. The first is for minimum lot
size in the Highway 10 Overlay District. This property has a large amount of frontage which easily
allows for four lots to develop. The second is for advanced grading of the site with the
development of the infrastructure. To prevent hauling earthen material on public streets, they
would like the ability to grade the site at the time the infrastructure is being installed.
Please place this item on the next available Planning Commission agenda.
