Applicant Comments for Proposed Development
Applicant Responses are due no later than Friday, April 30, 2021. Please submit revised site
plans, if applicable, along with any written responses. All documents should be submitted to
Torrence Thrower (tthrower@littlerock.gov) for review.
RE: Z-9586 (Southside of West 15th Street, between Valmar Street and Brown Street)
Development Comments:
1. Provide cover letter to include project narrative (i.e., size of duplex units, exterior construction
materials, etc.)
2. Show the following on the site plan/survey for each lot:
a. Dimensions of structures, with the structures drawn accurately on each plan
b. Dimensions from structures to all property lines
c. Show driveway location for each duplex. Maximum driveway width is 20 feet.
d. Show required parking for each duplex. Minimum of three (3) parking spaces is required for
each duplex.
Civil Engineering Comments:
1. 15th St, Martin St, and Valmar St are classified on the Master Street Plan as residential streets. A
dedication of right-of-way 25 feet from centerline will be required.
2. A 20 feet radial dedication of right-of-way is required at the intersection of 15th St and Martin St.
3. All driveways shall be concrete aprons per City Ordinance. Per Sec. 30-43, the proposed driveways
cannot exceed the width of the garages.
4. Remove all existing driveway curb cuts and replace with curb and gutter.
