Applicant Comments for Proposed Development
Applicant Responses are due no later than Friday, April 30, 2021. Please submit revised site
plans, if applicable, along with any written responses. All documents should be submitted to
Torrence Thrower (tthrower@littlerock.gov) for review.
RE: Z-9584 (3004 South Izard Street)
Development Comments:
1. A minimum of three (3) parking space is required for the proposed duplex.
2. The maximum driveway width allowed is 20 feet.
3. Move building back on the lot in order to provide the required parking in the front yard area; 20-
foot-wide driveway, with head-in parking to the north or south, and back-out space.
Civil Engineering Comments:
1. Vehicles from proposed parking area cannot back into the public street. Modify parking stalls to be
parallel with Izard Street on the subject property. Parking area may join existing or proposed
driveway.
2. The maximum width of the driveway apron is 20 feet. This limitation does not apply outside of the
right-of-way.
3. If a new driveway is constructed, the existing driveway must be removed and curb replaced.
