RE: The Anthony School – 7711, 7715 and 7717 Ohio Street – Conditional Use Permit
Mr. Moore,
Please accept this letter and the attached documentation to serve as our Conditional Use Permit Application of the
above referenced site located at 7711, 7715 and 7717 Ohio Street in Little Rock. We wish for the applications to be
reviewed and accepted by the Planning Department, and placed on the agenda for the Planning Commission
Meeting on June 10th, 2021.
The above referenced site is located across the street from The Anthony School. It is currently a gravel parking lot
area for the school across the street and for the soccer field adjacent west of the site. Part of the site is heavily
wooded with an existing concrete drainage structure running along the west side of the site. Our client is proposing
to develop the site into a paved parking lot consisting of 64 parking spaces (including three handicap spaces), two
access drives with curb and gutter along the drive and parking area on site. The proposed site will include a sidewalk
across the front of the site (along Ohio Street), a rain garden and green space area near the center of the site, a rain
garden area at the southwest corner of the parking area, as well as two proposed catch basins and stormwater
drainage lines.
The site is currently zoned R-2 (Single-Family Residential) with a Land Use designation of PI (Public Institution).
The Anthony School ownes the property adjacent west, south and north (directly across the street from this site).
The property to the west is currently used for a soccer/sports field from the school, to the south is heavily wooded
and undeveloped, and to the north is The Anthony School. All of the property described as owned by The Anthony
School is currently zoned R-2 and R-2 (CUP) with a Land Use designation of PI (Public Institution).The property
adjacent east appears to be an existing residence, zoned R-2 (Single Family Residential) with a RL (Residential Low
Density) Land Use designation.
We are requesting approval of a Conditional Use Permit for the property located at 7711, 7715, and 7717 Ohio
Street to allow for the development and use of the property for a paved/developed parking lot. The approval of our
request will allow our client to move forward with the development of the parking lot for the school use which will
be more aethetically pleasing to the surrounding community and provide more parking for the school.
