Shiloh Drive ● Fayetteville, AR 72703 Phone: 479.443.4506 ● Fax: 501.455.8158 April 30, 2021 Attn: Torrence Thrower City of Little Rock – Planning & Development 723 West Markham Street Little Rock, AR 72217 RE: The Anthony School – 7711, 7715 and 7717 Ohio Street – CUP Response & Variance Request Torrence, Please accept this letter and the enclosed documents as our response to the City Comments received on April 23, 2021 in regarding our Conditional Use Permit Application for the above referenced site. We request that the documents be reviewed and accepted by the Planning Department, and that our CUP Application be placed on the agenda for the Planning Commission Meeting on June 10th, 2021. In response to the city planning comments on the development, the enclosed revised plans now show a wooden fence along the eastern property line to provide screening from the adjacent residence and some of the required buffers and landscape strips have been addressed where possible with a description being provided in some areas where changes were not possible. The proposed right-of-way dedication to thirty (30) feet from the centerline of Ohio Street to meet the current Master Street Plan right-of-way width. A Grading Sketch is enclosed with the “Rain Gardens” being identified as the storm water detention facilities. The project engineer has provided additional information on the attached city comments in regards to the drainage concerns for the trench grates. The existing curb cuts will be closed with the construction of the new driveway entries. The proposed driveways are shown as concrete in the revised plans with a note in regards to the city typical commercial drive standards. The front of the site is 187 feet wide and can not accommodate the city design requirement of 250 foot spacing from the nearest driveway even if the proposed layout consisted of only a single drive. Therefore, we are requesting approval of a Driveway Variance from the required 250 foot spacing between drives on a commercial street to allow for the proposed drive locations as shown on the revised plans. Additional information has been provided on the enclosed City Comments Response from the Project Engineer and are shown on the enclosed revised plans. We have received the certified abstract list of the surrounding property owners and will be sending out the adjacent owner notifications on or by May 26th as required in the application process.
