Little Rock, AR 72227 870.814.8133 My client and I are proposing to build a 2,700 sf laundromat at 8420 Scott Hamilton Road. The building is Type V Construction and is unsprinklered. The current property is zoned 1-2, and the laundromat we are proposing would be classified as a less industrial type of industrial zone, type 1-1. We are seeking approval of this difference in zoning types in the application for the conditional use permit. The site also has several challenges. Most of which have to do with the soil and site drainage. In the proposed design of the site, we have a detention pond located behind the building to adequately store the site runoff for the property. The location of the detention pond was located near an adjacent low area on the property that flows into a small creek. Because of existing site conditions, we do not have ideal access for fire trucks to easily maneuver completely around the building. In addition to the approval of the change in zoning type, we are also asking for approval of an additional curb cut to help with the access and maneuverability of any fire trucks requiring access to the property. Because this building will have patrons staying for long periods of time, we do not feel it would greatly impact the traffic in this area with the additional curb cut like some other businesses may.
