Applicant Comments for Proposed Development
Applicant Responses are due no later than Friday, April 30, 2021. Please submit revised site
plans, if applicable, along with any written responses. All documents should be submitted to
Torrence Thrower (tthrower@littlerock.gov) for review.
Applicant Responses as of April 28, 2021 are shown below in Green.
RE: Z-8181-A (5120 F Street)
Development Comments:
1. Verify that both the principal and accessory buildings will be rental units.
The Applicant confirms that both the principal and accessory buildings will be used as rental units,
provided that there may be situations in which the Applicant does not rent both units
simultaneously. There may be times where the principal building and accessory building will be
rented jointly (i.e. in the event that additional bedrooms are needed for a traveling medical provider
and his or her family), separately to different renters, or not at all.
2. Verify that there will be no new construction (e.g., building additions, etc.) taking place on the site.
The Applicant confirms there will be no new construction with respect to this Application.
Civil Engineering Comments:
1. Cantrell Road is classified on the Master Street Plan as a principal arterial. Dedication of right-of-
way to 55 feet from centerline will be required (measured as a constant distance from the
centerline).
The Applicant believes this comment to be in error and has attached confirmation from Vince
Floriani that the referenced dedication is not required.
