The building lines were established through a PRD; therefore, a Revised PRD is required for this single address. Please fill out the document with the information that is applicable to your application. A site plan is required showing the placement of the accessory structures, etc. (i.e., pool) . A survey is required so this information should be filled out in the Engineer section. The section below this one can be left blank. The Variances requested are for all encroachments in any of the setbacks. The item number and file number are for our office to complete. The Notice of Public Hearing can be disregarded. We will email the correct version of this document. The Street Right-of-Way Agreement is a required document. If you are filing the application, you will not need the Affidavit since you are the property owner. For Legal Description, you can document with "See Survey". This appears to be more for really large projects, like a subdivision, whereas we are just trying to build a pool in a side yard. If this happens to be the right paperwork, is there by chance someone with the city that we can talk to that can help guide us through this form? For instance, I'm guessing some fields are not required for our submission, like contact information for a developer or an engineer. Any help you can provide would be greatly appreciated. The encroachment across the platted building line which was established by the PRD zoning, the rear setback encroachment, and the encroachment into the utility easements will need to be approved by the Planning Commission and City Board as a Revised PRD zoning for this lot. I heard back from Central Arkansas Water that they have "existing water utilities" in the easement on our property and therefore cannot approve any encroachment. We are going back to the drawing board and will hopefully find a design that does not interfere with the easement. Monty Moore, with the City of Little Rock, pointed us in your direction to find out if it was possible to get written permission from Little Rock Public Works to allow our pool to encroach the easement.
