Markham Street Little Rock, AR 72201 RE: Arkansas Systems Office Parl< Replat Ms. Morris, Please find attached 4 copies of the replat for the above referenced project. The developer wishes to replat the property into three lots. Currently, the property shown as Lot 1AR is under contract for development of a branch bank. As part of the application, the developer is requesting variances for minimum lot size in 0-2 zoned property and minimum driveway spacing. Lot 1AR is proposed at 1,437 acres which does not meet the minimum lot size of two acres in 0-2 zoning. The bank branch has proposed driveways onto the private drives to the east and north that do not meet the required driveway spacing. I have attached a conceptual site plan showing the proposed bank layout. The remaining property shown as Lots 1R and 2R is developed with an office building and associated parking. In the future, it is anticipated that Lot 1R will redevelop with an office bung located within the current parking area.
