Applicant Comments for Proposed Development
Applicant Responses are due no later than Tuesday, April 6, 2021. Please submit revised site
plans, if applicable, along with any written responses. All documents should be submitted to
this email address for review.
RE: S-1073-M (17500 Chenal Parkway) & G-23-476 (Immediately west of Riverfront Drive)
Development Comments:
1. Clearly label driveway widths at the property lines on a revised replat drawing and provide PDF.
Central Arkansas Water:
1. There are two sewer easements labeled on Lot 2R. One of the easements is for water. Please
verify water line easement and update label.
2. Add water line easement 2001016502 on Lot 1R.
3. Provide 10-ft Utility Easement along Chenal Parkway frontage.
RE: G-23-476 (Immediately west of Riverfront Drive)
Civil Engineering Comments:
1. This abandonment appears to include abandoning a portion of the recently constructed River Trail
improvements at this location. This work was done with federal grant money and the right-of-way
for the trail should not be abandoned. Staff cannot support it as proposed. The abandonment could
be supported if the abandonment legal description was re-done to exclude the trail and begin west
of the trail crossing.
Central Arkansas Water:
1. Provide easement for water line in abandoned ROW as indicated. No objections from CAW.
