Markham Dear Ms. Slade, Our responses to the Planning Staff Comments for the March 11t" meeting for the above referenced project are below: 1. Dumpster area must be screened as per ordinance requirements. We will comply. 2. Will the development be gated? If so, show on the site plan with a turnaround. No 3. Show any perimeter fencing/screening on the site plan. The developer has not indicated any additional fencing beyond the existing fences on the South and West Lines. The significant grading on -site will likely eliminate the need for any parking lot screening to the adjacent properties. 4. Show location of any ground -mounted sign(s). All signage must comply with the office standards as found in Section 36-553 of the code. The sign is located on the Site Plan 10 feet from the ROW at the northeast corner of the lot. S. All site lighting must be low-level and directed away from the adjacent properties. We will comply 6. No portion(s) of the development may extend into the right-of-way along the west property line. Staff may require that the right-of-way be abandoned prior to issuance of a building permit. We have shown some minor improvements within the ROW to be abandoned and are formerly submitting an application to abandon this 20-foot ROW from the old Hillvale Plat. This ROW has been abandoned on all other affective tracts on both sides of Chenal Parkway. If you have any questions or comments please call meat 501-851-3366.
