Good morning, Please accept this as our responses to the comments we have received for the proposed replat of 2204 W. 10th Street. We have answered them to our best ability. We want to work with you guys to develop the best plan possible for this property. I would like to be involved in the meeting if possible. Please let me know on this. Thank you guys for the comments. Public Works As suggested, we are considering putting a 20ft wide shared access driveway in the back of the property. Our draftsman is drawing the proposal and should get it to me this week. If we do this we would ask to keep the proposed setback in the front of the property 15ft to ensure we have enough room in the back for driveway and to build the houses. I have attached a picture of what we are planning to do in the back so you guys have an idea but it is not to scale. With the holidays this might take a couple of days to get back. Once I get the plan from them I will forward it directly to you. If we go that route, the only concrete in the front of the property would be the sidewalks, walkways and access ramps. We do not have specific plans for each lot at this time. All house plans will be submitted for approval once the replat is approved. If it is possible to be included in a Zoom or Teams meeting on January 14 I would appreciate the invite. To respond to the comments proposed: 1. Building footprint is shown on previously submitted proposed replat. 2. The exterior material that we anticipate using on the houses are metal, vinyl board and batten, brick and/or hardie board with asphalt roofs. The pitch of the roofs will be no lower than a 10/12 pitch. 3. The height of the houses will be no more than 30 feet. 4. The houses will have either a garage or carport in the back of the house if we decide to go with the shared access driveway. 5. Our surveyor is working on driveway locations if we do front driveways. A copy of the proposal for that is attached. 6. We understand this. 7. There will be no accessory structures on any of the lots.
