No Comment. 2. SE and SW corners of Kanis Road and Woodlands Trail (Z-5096-D) 1. No Comment. 3. 4920 Frazier Pike (Z-9530) 1. No Comment. 4. SW corner of E. 17th Street and Cumberland Street (Z-3457) 1. Any new site development must comply with the City’s minimal landscape and buffer ordinance requirements and the requirements of the Central City Redevelopment Corridor. 5. Any proposed developments that include onsite parking areas are required to meet current zoning and landscape code specifications. 6. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property or the right-of-way of any street. This strip shall be at least nine (9) feet wide. The property is located in the City’s designated mature area. A twenty-five (25%) percent reduction of the buffer requirements is acceptable. The minimum dimension of the perimeter planting strip shall be six (6) feet nine (9) inches. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip. The perimeter planting strips are deficient adjacent to the south and west property lines. 7. An irrigation system shall be required for developments of one (1) acre or larger. For developments of less than one (1) acre a there shall be a water source within seventy-five (75) feet of all plant material if an automatic irrigation system is not provided. 8. All landscape areas shall be protected as per City of Little Rock Landscape Ordinance (Sec. 15-100). Provide notes on plan specifying type and location of mulch, edging, wheel stops, and/or concrete curb and gutter. 9. All ground or roof mounted mechanical systems shall be screened from abutting properties and streets. Any trash receptacles or pickup shall be oriented away from a primary street side of the property and screened from the public right-of-way. Screen shall exceed the height of the dumpster or trash containment areas by at least two (2) feet no to exceed eight (8) feet total height. 10. The City Beautiful Commission recommends preserving as many existing trees as feasible on this site. Credit toward fulfilling Landscape Ordinance requirements can be given when preserving trees of six (6) inch caliper or larger. 11. 15707 Chenal Parkway (Z-4933-J) 1. Any new site development must comply with the City’s minimal landscape and buffer ordinance requirements and the Chenal/Financial Center Design Overlay District. 2. Any new redevelopment or design of existing parking or vehicular use areas are required to meet current zoning and landscape code specifications. 3. A perimeter planting strip is required along any side of a vehicular use area that abuts adjoining property, or the right-of-way of any street. This strip shall be at least nine (9) feet wide. One (1) tree and three (3) shrubs or vines shall be planted for every thirty (30) linear feet of perimeter planting strip. 4. Screening requirements will need to be met for the vehicular use areas adjacent to street rights-of-way. Provide screening shrubs with an average linear spacing of not less at three (3) feet within the required landscape area. Provide trees with an average linear spacing of not less than thirty (30) feet. Any missing plant materials previoulsy used to meet code requirements will need to be replaced. Existing plant materials can be used to meet requirements if noted to remain on the site plan and protected during construction. A landscape plan indicating existing and proposed plant materials will be required before a building permit can be issued. 4. Street buffers will be required at six (6) percent of the average depth of the lot. The minimum dimension shall be one-half (½) the full width requirement but in no case less than nine (9) feet. Street buffer is deficient. 5. Screening requirements will need to be met for the vehicular use areas adjacent to street rights-of-way. Provide screening shrubs with an average linear spacing of not less at three (3) feet within the required landscape area. Provide trees with an average linear spacing of not less than thirty (30) feet. 6. The minimum size of an interior landscape area shall be one hundred fifty (150) square feet for developments with one hundred fifty (150) or fewer parking spaces. Interior islands must be a minimum seven and one half (7 1/2) feet in width. Trees shall be included in the interior landscape areas at the rate of one (1) tree for every twelve (12) parking spaces. 8.
