Markham, Little Rock, Arkansas Dear Monte Moore: We are proposing to construction six (6) duplex buildings, containing a mixture of 1- and 2-bedroom units, two story, contemporary styled duplexes with garage and surface parking spaces on lots 11 and 12 along Cumberland St and 171h St, Little Rock. The current use is vacant land. The lots current designation is R4 zoning district which is suitable for moderate to medium density residential development. Our proposal for six duplex buildings is well suited to this large depth lot and its relationship to the growing SOMA Commercial district. The design meets requirements for parking, us under the maximum heights, site coverage and floor area ratios. Each unit has a dedicated parking stall or private garage space per bedroom. While the proposed development fits within the central city overlay district requirements two variances are required to accommodate the proposed design; a reduction in front yard setbacks (from 25 ft to 24 ft and north side yard setback (from 5 ft to 0 ft), a rear setback (from 25 ft to 10 ft) and an increase in overall density allowing 12 total units. Careful thought has been given to the design of the proposed buildings to be constructed. We feel very strongly about creating well thought out, functional and quality design which is reflected in the attached set of development drawings.
