Markham Street Little Rock, AR 72201 RE: Taylor Loop Creek Addition POD and Preliminary Plat Mr. Moore, Please find attached 2 copies of the POD/Preliminary Plat of the above referenced project along with the application, affidavit and filing fee. The proposed plan considers development of the 6.7 acre tract located at the northwest corner of Cantrell Road and Tulley Cove. The plan indicates a 10,000 sq. ft. office building on the south side of Taylor Loop Creek fronting on Cantrell Road. The rear portion of the property north of the creek would be developed as a single-family residence with access from Tulley Cove. The Land Use Plan for the property is currently Transition which supports both office and residential. Currently, there are two office buildings just east of this project. Across Cantrell Road to the south is a strip center with a mix of restaurant, office and storage. To the west is a green space which buffers a single-family home further to the west. To the north is the Tulley Cove residential development with five single family homes. The developer is requesting a variance from the Highway 10 D.O.D. to reduce the setback of the office from 100 ft. down to 80 ft. The development also proposes to double the landscape buffer from 40 ft. to 80 ft. All parking would be constructed to the east side of the building with access from a single driveway that currently exists. The office building would be three stories with a maximum height of 45 ft. which falls within the 0-3 zoning requirements. The applicant is also requesting a waiver from the stormwater detention requirements. The 100-year flood elevations downstream are determined by backwater from the Arkansas River. Constructing detention as part of this development would be insignificant in controlling flooding as we saw last year when the river backed onto the property to the northwest.
