Markham St. Little Rock, AR 72201 RE: The Grove at Old Oak Preliminary Plat Mr. Moore, Attached are two copies of the drawings, application, affidavit and filing fee for the above referenced project. This project contains approximately 3.46 acres and is located at the east end of Old Oak Drive. The parcel is currently zoned R-2, with Black Street along the eastern property line. The developer is proposing to subdivide the above property into a zero -lot line single-family residential community. The lots on the will average 32' wide and have a 20' front and rear building setbacks. The development will be gated with an 8' tall brick wall with 10' tall columns along Old Oak Drive frontage. A keypad entrance on the south side of Old Oak in a pull over section located off the main travel lanes. The developer is requesting to advance grade the property in conjunction with the Old Oak street improvements and the widening of Black Street. The connection to Black Street will also have a gate with a Knox Box. Stormwater detention will be provided in the northeast corner of the property.
