Markham St. Little Rock, AR 72201 RE: Woodlands Park Preliminary Plat Mr. Moore, Attached are two copies of the drawings, application, affidavit and filing fee for the above referenced project. This project contains approximately 9.8 acres and is located on the east side of Woodlands Trail, south of Kanis Road. The parcel is currently zoned R-2, with the Taylor Park development located immediately to the east. The developer is proposing a garden home patio development. The homes will be single family that comply with R-2 zoning requirement. A secondary emergency access point will be provided in the northeast corner of the property and have access thru the development out to Kanis Road. Stormwater detention will be provided in the southwest corner of the property. The developer would like to request advanced grading of the entire property with the construction of the infrastructure. This will eliminate the need to export and import earthen material across the public city streets as each home is constructed. The developer would also like to request a variance along the north property line to construct an 8' tall fence with 10' tall brick columns. This will be used as a screen from the higher uses that will develop along the Kanis Road frontage. Please place this item on the next available Planning Commission agenda.
