RE: Request to rezone Property at 13701 Kanis Road from R – 2 District to PRD District to develop a mixed-use development of residential townhomes and single-family homes. We are strongly opposed to rezoning this property from a lower density R-2 zoning district to a higher density PRD district. The higher density of homes in the proposed development will exacerbate an existing problem with traffic on Kanis Road. It is already a problem to enter and exit Woodlands Edge onto Kanis Road with all of the traffic. At certain times of the day, it is impossible to turn left exiting the subdivision. I do not believe that the City of Little Rock has any plans in the near future to expand Kanis to a four-lane road. The addition of 55 new homes will only add to this traffic problem. There is already a significant problem with flooding associated with Panther Branch. Adding 55 new homes with virtually no green space in the plans will only add to the drainage problems. Flooding during heavy rains has already caused problems for existing homes in the area and caused trees to fall due to saturated grounds. We appreciate your consideration.
