Response to Woodland Park:
We have several concerns about this development. My family has lived here since 1965 and
have seen many changes to the area. We have also watched Little Rock grow and change
around us. One of the issues is seeing developments grow up around individual houses. It can
go well or be a disaster, we are hoping the planning commission will help us to have a good
experience.
• Drainage: Runoff comes from the development behind us, Parkway Place. Runs down
the hill, goes through the culvert and has always drained into the pond at the Smelley’s.
When the drainage is backed up, our side yard at the corner of Kanis and Asbury floods.
If the development doesn’t address this, our yard will stay backed up, therefore causing
decreased property value and hardship on our family.
• Number of houses: 55 houses on approximately 9 acres. That is over 6 houses per acre.
It seems like they will be very small and crammed in. This was also a concern when
Taylor Park was being developed. I believe the Planning Commission had that
development build fewer houses.
• Traffic: we have two major concerns about this. First, it appears as if the opening will
be directly in front of our house. Currently Kanis is often backed up as people are
turning into Woodlands Edge and people are also trying to get in and out of Asbury
Road. Now you want to add this development, and openings of the developments
proposed on Woodlands Trail that would be two additional turning places. Our
proposal is that the opening be an extension of Asbury Road, therefore not causing
alternating multiple turn places on Kanis.
• You should note that Kirby and Cooper Orbit, while they look even, cause multiple issues
already due to a hill and a curve and they are not directly across from each other.
• As noted above, the street entrance will be across from our house. This will cause
carlights to come directly into our home. This will disrupt our home environment
tremendously. Think about this, 55 houses x 2 cars and visitors with lights coming into
your home. We believe they should erect some barrier on our property to protect our
privacy prior to construction, ie privacy fence or hedge. Our home has been here for
many years, we have been tax paying citizens since 1965 and have embraced most
changes.
