Development Comments 1.Show cross-access easement between the subject property and the property to the south. Cross-access is shown on the Site Plan, civil Sheet C3. 0 2.Provide description of west fa,;:ade construction. This is provided as a separate attachment. Please see PDF of west elevation & description. 3.Clearly label dumpster area and note required screenings. Dumpster area is noted on the Site Plan, civil Sheet C3. 0 4.Signage must conform with the Highway-IO Design Overlay District standards. Wall signage will be allowed on the north and west building facades. Noted. 5.Any site lighting must be low-level and directed away from adjacent properties. Noted. A photometric plan will be provided prior to obtaining final approval through planning and engineering. 6.Provide days/hours of operation. 24-hours a day, 7-days a week. Central AR Water 1.Provide 10-ft utility easement along the road frontage. 10' easement has been shown along the existing water main running parallel to Hwy-JO. 2.If there are facilities that need to be adjusted and/or relocated, contact Central AR Water. That work would be done at the expense of the developer.
