To whom it may concern,
The following application is requesting an amendment to case Z-7948-D submitted in 2019, approving a
POI], Planned Office Development, of a one (1) story, 3,600 SF office building. This amendment requests
the approval of a POD, Planned Office Development, to allow for the development of a two (2) story,
6,OOOSF building with approximately 5,960 interior usable SF.
The proposed development of a 6,OOOSF building will be divided into suites (4) office suites. A nineteen
(19) space parking lot is proposed to be located behind the building with access off of Morgan Cemetery
Road. The amended building will have a height of 28'2" to the roof ridge.
As per the Planning Commission approval, signage will consist of wall signage on the south and east
facades of the building and a single ground mounted sign not to exceed eight (8) feet in height and
sixty-four (64) SF in area. A small dumpster is proposed to be located behind the building. It will be
screened to comply with code. The days and hours of operation are proposed as 8:00 AM to 5:00PM, six
(6) days a week.
The proposed development will maintain the natural vegetation on the west and north perimeters. A fifty
(50) foot undisturbed buffer is being provided on the north perimeter. The development will widen and
repave the road to twenty (20) feet in width from Highway 10 to the north perimeter of the perimeter, as
approved try the Planning Commission,
