HomeMy WebLinkAboutEmail Correspondence - Response to comments 081621 To: City of Little Rock Planning and Development From: Joe White and Associates Memo: Z-4167-E Metro Towing – PD-C Comments Date: August 3, 2021 This memo is to address the development comments submitted regarding zoning number 4167-E Metro Towing -PD-C. Each building on the property has been assigned an identifier consisting of a letter A through D and the use of each building will be as follows. Building A will serve as an office space for Metro Towing and Recovery. Building B will serve as office space for Onsite Truck and Trailer along with diesel engine repair work in the attached shop. Building C will be used to house medium duty and heavy-duty wreckers. Finally, building D will be used to house six rollback wreckers. No new buildings will be constructed however it is proposed that additional asphalt surface be added to the northwest section of the property to “square off” the existing asphalt area. New lighting will be necessary, but all lighting will be directed away from adjacent neighbors. All signage will comply with Section 36-555 of the Little Rock standards. All employee parking will be inside the fence. Twelve spaces are shown as there are a total of twelve employees. Customer parking will also be located inside the fence to the west of building A. Ten parking spaces are shown on the site plan for customer parking as it is typical for there to be only one to three customers present at one time. Metro Towing and Recovery is a towing and recovery business that stores vehicles until they are released. It is estimated that there will be 60 vehicles impounded on the lot inside of the fenced area. The entire fenced area will be the boundary for vehicle impoundment.
