AN ORDINANCE TO RECLASSIFY PROPERTY LOCATED IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL
5 ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR
6 OTHER PURPOSES.

8 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
9 ARKANSAS.
10 Section 1. That the zone classification of the following property be and is hereby changed as indicated:
11 Z-9018-A: Described as a tract of land in the NE '/4, Section 24,
12 T-1-N, R-13-W, in the City of Little Rock, Pulaski County, Arkansas, more
13 particularly described as: Starting at the southwest corner of the NE'/4 NE '/4 of said
14 Section 24; thence S 0°09' E, 590.00 feet; thence N 88°07' W and parallel to the north
15 line of the SE'A NE'/4 of said Section 24, 505.0 feet; thence N49°16' E, 291.2 feet to
16 the west right-of-way of University Avenue (U.S. Highway 67-70); thence N 51,24' E,
17 along the said west right-of-way, twenty-eight (28) feet to the northeast comer of
18 property deeded to the City of Little Rock in Warranty Deed 90-23202 and the point
19 of beginning; thence S 53143'39" E, along the northerly line of said deeded property,
20 7.05 feet; thence N 84029' 12" W, 351.88 feet; thence N 04004'45" E, 271.56 feet; thence
21 S 84036' E, 365.2 feet to the west right-of-way of University Avenue; thence S 05°47'
22 W, along said west right-of-way, 267.5 feet to the point of beginning, containing 2.25
23 acres, more or less. Together with an ingress -egress easement as record in Deed
24 of record in Book 1195, page 397, records of Pulaski County, Arkansas: From C-3,
25 General Commercial District, to C-4, Open Display District (4700 South University
26 Avenue).
27 Section 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock
28 and Designated District Map be and is hereby amended to the extent and in the respects necessary to affect
29 and designate the change provided for in Section 1 hereof.
30 Section 3. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
31 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
32 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
33 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
34 ordinance.

I Section 4. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with
2 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
