Attn: Brian Dale 25 Rahling Circle, Suite A-2 Little Rock, Arkansas 72223 501-214-9141 Protect Description: The Brookside Drive 11.67-acre parcel of land is located north of Rodney Parham Road and east of Reservoir Road in Little Rocl< Arkansas. The developer has the property under contract from Presbyterian Village, Inc. and wishes to construct an upscale multi -family neighborhood. The development will have two access points, the main entrance from the south on Brookside Drive, and the secondary entrance from the north off White Rock Lane, Existing Conditions: The Brookside Drive property is currently undeveloped. The northern portion is still wooded, and the southern tail of the property has selectively been cleared in areas. The site drains from west to east. Grassy Flat Creek runs along the eastern property line, in a tract of land owned by the City of Little Rock. FEMA has studied Grassy Creek Flat and has established a mapped Floodway width and a 100-Year flood elevation for this creek. CIVIL ENGINEERING - CONSULTING SERVICES - LAND SURVEYING Proposed Improvements: This project includes the construction of a club house, apartment buildings, swimming pool, parking lot, sidewalks, mail kiosk and the associated amenities. The improvements also include sanitary sewer mains, storm drainage culverts, water mains and storm water detention. During the construction of phase one improvements, the developer will mass grade the remaining phases to balance the earthwork on -site and prevent the need for hauling in fill material over public streets with the construction of the remaining phases. The developer will construct a storm water detention facility along the east property line that will be adequate for the entire development. The stormwater detention facility will meet City of Little Rock requirements and be maintained by the owner of the project or their assigns. The detention facility will not alter the hydraulic study that was performed by FEMA on Grassy Flat Creek. Pre -Development Summary: The project area is 11.67 acres and is a mixture of high and medium slope. The site slopes from west to east and has a small portion of Reservoir Heights draining onto the project site. Currently the land is wooded or has been selectively cleared. The 25-year pre -development flow is anticipated to be around 53.4 cfs. Post -Development Summary: The grading that will occur with phase one construction will incorporate the off -site drainage basin from Reservoir Heights. After the construction of the site, including buildings, parking lots, amenities, and along with Reservoir Heights drainage, the 25-year post -development flow is anticipated to be around 45.0 cfs. The detention facility will be sized to meet the City of Little Rock capacity requirements and discharge the pre -development flows. In summary, this development will not alter the current FEMA study on Grassy Flat Creek. The detention facility will be adequately sized to meet the City of Little Rock storm water detention ordinance.
