The current zoning for the site is R-2. It will require a 15 foot front setback and 15 foot rear setback. The side setbacks will be five feet. The area to be developed is 42.7 acres out of an overall site of 100.2 acres. The remaining area is for future development. The site will have 10.32 of the 42.17 acres as open space. There will be 117 lots with triplex units on each lot. These units will have primarily one bedroom or studio units. Some units will have garages but the majority of the parking will be open. Access to all units will be from a rear alleyway. The clubhouse and pool will be built after the project is 50% constructed. All utilities are available to the site.
