RE: Sewer Easement Abandonment Application
Costco Property at 16801 Chenal Parkway
Dear Monte:
Enclosed is our application package for the abandonment of a portion of a sanitary
sewer easement, dedicated to the City of Little Rock, for the use and benefit of the Little
Rock Sanitary Sewer Committee. This easement is requested in coordination with the
approved PCD for Costco Wholesale, at the above referenced address. The following
items are provided for your use:
1. Completed application form.
2. Recorded copy of the original dedication instrument.
3. Recorded copy of the correction instrument (description errors corrected).
4. Our exhibit describing the subject easement area.
5. Copy of email from Vince Hotho confirming that the LRWRC passed their
resolution to abandon the easement (resolution copy pending).
6. Copy of email from Vince Floriani confirming no right-of-way dedications are
required.
7. Three copies of our current ALTA Boundary Survey for the property and showing
the existing easement.
Due to the nature of this easement being exclusive to the City of Little Rock for sanitary
sewer, we are only providing the statement from Vince Hotho at LRWRA, indicating
approval of the abandonment resolution by the LRWRC. We are not providing approval
statements from other utilities.
Also, as the abandonment area lies entirely within the Costco ownership, we have not
provided the usual abstractor research for adjacent owner notifications. We have
included copies of the source of dedication (from the title commitment), and these
easement dedication documents clearly make no statements regarding reversionary
rights.
