Chester Street, Little Rock, Pulaski County, AR Dear Mr. Thrower, Please find attached a Variance Application and 6 copies of the Survey/Site Plan for the above referenced project. This site will be a Circle K Convenience Store with gas pumps. The property is zoned U-U. We are asking for the following variances of Section 36-342.1: • The parking requirements of Sec. 36-342.1 to allow placement of parking between the building and street. • The landscape provisions of Sec. 36-342.1 to eliminate the required street trees. ■ The street -level floor provisions orientation provisions of Sec. 36-342.1 to allow the ground level floor of a structure without the minimum surface area of 60% transparent or window display. ■ The sign provisions of Sec. 36-342.1 to allow a ground mounted sign. As you know, there is an existing abandoned bank building with drive thru capability. This property will be demolished and, in its place, we are proposing a Circle K fueling station with convenience store. There are several large mature growth trees on the property that we intend to maintain/preserve in keeping with the desires of the landscape ordinance.
