Dear Paul,
Please find attached out submittal to the Little Rock Board of Adjustments requesting a variance
to allow a reduced side yard setback at 7 River Oaks Circle.
Our clients are planning to enlarge their existing carport, which currently does not provide ample
room for their two vehicles. The footprint of the carport will also include a small addition to the
main house and outdoor storage, the back walls of which will align with the existing back face of
the house, as well as a second story over the rear portion of the new carport structure. The
south -western -most corner of the outdoor storage will encroach into the 8' side yard setback but
will remain 6'-4" from the property line, and the north-western corner of the outdoor storage will
remain within the setback, at 9 feet from the property line.
Additionally, our clients are looking to construct two new retaining walls inside the side yard
setback, but clear of the easement at the west property line. The front retaining wall allow for
space for garbage cans and should be no more than 3 feet high. The rear retaining wall will
frame a new patio off the south end on the carport and will be approximately 5 feet high. Given
the upward slope toward the south-west end of the property, these walls will be necessary for
water run-off management and to create functional outdoor space level with the main floor of the
house.
As only a small comer portion of the construction will encroach into the setback and the site
topography necessitates retaining walls to create functional outdoor space, we believe this is a
reasonable request for a variance.
