Re: 712 N. Spruce St.; accessory building project variance request
Dear Mr. Moore:
We seek a variance for the above -referenced project at our home (see attached plans)
(the "Project") and to be placed on the soonest available Board of Adjustment Meeting
agenda. We are requesting a variance to allow the construction of an accessory building in
the rear yard setback that will exceed the areas limit of the rear yard, to reduce the street
side setback for the accessory building, and to reduce the side property line set back for the
accessory building and driveway, and any other variance necessary to complete the Project
(See Sections 36-343.14 & 36-156). There is an alley at the rear of the property and the
accessory building will be built close to that property line.
The Project was designed and planned by Jameson Architects PA. We wish to have a
one-story, two -car garage and extended driveway on the lot to, among other things,
accommodate off-street parking. We currently live in an area of mixed residential and
commercial character, close to Kavanagh. While we have an existing driveway at the front
of the house, all other parking in the neighborhood is on the street. On N. Spruce, parking
is only permitted on the east side (not directly in front of the house). Competition for street
parking is high and it is hard find adequate parking for the household and guests. In
addition, our lot slopes to the southwest corner. The surrounding area is in close proximity
to several drainage systems and has had to negotiate drainage issues. Our architect has
considered the slope and planned the Project so that the structure's and driveway's
currently proposed position will help properly manage water drainage from Kavanagh and
surrounding lots and be the best use of space for the sloped lot. The requested side property
line variance would also permit extension of our existing driveway. In addition, the
variance will help us maintain our existing backyard and landscaping without encroaching
on the main structure and better use the underutilized alley, and otherwise conforms in
scale and aesthetic of the existing structure. We also seek to convert an existing wood deck
to a porch for more year-round enjoyment.
