Dear Paul,
Please find attached out submittal to the Little Rock Board of Adjustments requesting a variance
to allow the crossing of the rear yard setback at 10 Longfellow Place.
Our clients are planning to extend their existing 2-car garage because it was not initially
constructed deep enough to accommodate their vehicles. The garage extension will be to the
east, and will allow room for 3 car bays, as well as include room above for a playroom and
exercise room. The garage extension will require a reduced rear yard setback, but will align with
the south face of the existing garage, which was previously granted a variance for its initial
construction. The new garage extension will not encroach into the easement at the east end of
the property.
Additionally, our clients are planning to rebuild the existing eight -inch rear retaining wall due to
structural issues. The re -built wall will be placed four and a half feet from the south face of the
garage.
Our goal is to allow for greater functionality of the garage area and rear retaining wall without
drastically changing the existing site conditions, and we therefore feel this is a reasonable
request.
