HomeMy WebLinkAboutLetter of Intent - Chenal Valley Approval Letter 072621-Z- q,60Y RESIDENTIAL ZONING VARIANCE REQUEST I am requesting to enclose my existing patio with screen and roof. The existing patio which is connected to my home is 17 ft (at its shortest angle) from my rear fence line. In order to support the roof safely and attach the screen a 15-inch depth knee wall will be constructed around the perimeter of the existing patio (adding 15 inches to the patio from the rear set back). I am not requesting to build an additional structure in my back yard but only to enclose my existing attached patio. With the current 25 ft rear set back zoning I would only be able to enclose less than half of my existing patio. I submitted my plans to the Chenal Valley Architectural Control Committee which reviewed them thoroughly and approved the patio enclosure. It is my understanding that the 25 ft rear set back is from my home (not my existing patio) to my rear property line. With this understanding 1 am requesting a variance of 9 % ft. rear set back which would allow for the enclosure of the existing patio. The plans are approved with the following: 1) The corner post will be the 4" aluminum post as submitted. 2) The architectural shingles for the new roof must match as close to the existing house shingles as possible. 3) The brick for the kneewall must match the existing house brick.
