The following is the cover letter detailing the request for a variance on the property at 1808 N.
Taylor. There are two points regarding this project that are requiring a variance. First, is the expansion
and covering of the front porch. The expansion of the front porch does not require we get a variance.
However, when we propose to cover the existing (and the expanded width of the porch), the depth of
the front porch becomes part of the house and therefore, extends into the front 25' set back by 2.5'. We
are requesting that we be allowed to extend into the front set back by 2.5 feet. The depth of the porch
does not change, so we are not extending toward the front at all. We are only widening the front porch
to the south and covering the porch with a nice, shingled roof to match the new shingles we are doing
on the rest of the structure. We will have a nice front porch handrail and nice hardi siding columns to
give the front porch a nice look that is in line with many of the homes in the heights area.
The next point of request for a variance has to do with the parking on the property. Because
one of the purposes of this building is to be a social gathering place for people with connections to
France, we are required to have some parking for guests. Although the gathering size in this building
will be small, 20 people or less, the requirements as I understand them, are one parking spot for every
100 square feet of space under roof. We do have on street parking potential in the front of the building,
we have a driveway running up the north side of the building that can accommodate several more
vehicles and we have some existing asphalt parking area in the rear of the building. There is also some
options for parking in the alley way that runs behind the structure, as well as, the Kroger parking lot
across the street in the rare event that they might need additional parking. So, we are requesting the
variance for the number of parking spaces necessary be limited to 5-10 vehicles. I'm sure we can easily
accommodate that number of cars between the front street, the driveway, the parking in the rear of the
property and the alley area.
Just as a quick overview of the overall project, in case that could be helpful .... We are doing some
cosmetic improvements to the interior of the structure. This includes hardwood flooring sanding and
refinishing, painting and minor bathroom and kitchen upgrades. For the exterior, we are planning to
construct a 14 x 20 garage in the back of the property that will be connected to the house via a covered
deck. This might give some opportunities to have lawn gatherings in the rear of the property for social
functions. As mentioned above, we intend to cover the front porch, after widening it. This should give
the building a much nicer presentation to the front.
There was one other item noted that may have needed a variance, but we have modified out
covered deck length to address that, so a variance is no longer needed for the rear set back issue. Thank
