SUBJECT: APPLICATION FOR ZONING VARIANCE
1901 NORTH SPRUCE STREET
Dear Mr Herndon:
I respectfully request that the Little Rock Board of Adjustment consider the attached application for a
variance to the rear yard setback requirement at 1901 N. Spruce Street. This is the home where my
wife and I currently reside, and where we have lived since 1993.
We raised our family in this home, and we now live here alone. It is our strong desire to remain at this
location for as long as it is feasible. We place great value on the traditional, walkable neighborhood,
our almost 100-year-old house, and our wonderful neighbors. However, as we get older it has become
clear that we require a bedroom first floor bedroom, which our house does not now have. We hope to
build a small addition at the rear of our home so that we can create a downstairs bedroom. We have
attempted to explore ways to accomplish this without expanding the home's footprint, but none have
proved feasible because of the lot width and the existing interior layout of the house. We recognize
the value of having development requirements, but we hope our request is viewed as reasonable
because the distance from the structure to the rear property line would still be almost 19 feet.
