The original construction of the house exceeded the 25-foot front yard building line The entirety of the existing deck had been constructed within 25-foot front yard setback. The request was to replace an existing 13'x21' deck with a 13'x22' structure. The proposed deck is to be located within the same footprint except for an additional 1-foot in length. As part of this request the front yard setback was to be reduced to 7-feet. Upon approval of the requested front yard setback the applicant was required to provide a one -lot replat reflecting the approved change. After obtaining the replat it was discovered that the proposed deck would cross the new 7-foot front yard building line approximately 1-foot at the east end. This correspondence is to serve as Staff approval for the additional 1-foot encroachment into the replated 7-foot front building line. In addition, the 13'x22' deck is allowed to be constructed as approved by the Board of Adjustment. Feel free to contact me with questions or comments regarding this or related matters. Sincerely, D.
