In support of Request for Variance
5510 Kavanaugh, Little Rock, AR 72207
This letter of intent is in support of our request for building variances to the existing Cafe Prego
located at 5510 Kavanaugh in the Heights area of Little Rock. The existing structure is in
disrepair and our goal is to renovate and expand the existing structure to have a classic Italian
restaurant that the City and the state of Arkansas can be proud of that can serve local patrons
and also patrons from around the country. To achieve these goals, we are asking for three
variances listed below:
The restaurant needs a first-class Kitchen and Dining area. In order to create these spaces, we
are proposing that our main structure footprint expands into the 25' rear yard setback. The
portion of the building expansion that encroaches into the setback is 5'-0" deep x 21' wide.
The existing building footprint is at 2,090 sf and is on the 7,000 sf lot. Our proposed building
footprint is at 3,083 sf which gives us 44% lot coverage. Once again, we feel like we need this
additional square footage to have enough room in the Kitchen to prepare the meals and have
the Dining space to accommodate our patrons.
The third variance request is for parking. We feel that there is adequate on street parking in
the Heights neighborhood to handle our clientele. We also feel that our frequent customers
will be from the Heights neighborhood and will be able to walk to our restaurant.
Our goal is to create a first-class Italian restaurant that our neighborhood, City and State can be
proud of and enjoy meals and fellowship with family and friends. We are respectfully asking for
these variances so we can move forward with this project and turn it into reality.
