Little Rock Board of Adjustment,
This is in response to a variance request by Mr. Brandon Baldwin of 4907 Crestwood Dr., Little Rock, that
would allow him to construct a garage or accessory building behind his residence that would exceed
30% of his back yard.
My wife and I are next-door neighbors to Mr. Baldwin on the east, having owned 4905 Crestwood Dr.
since 1992. Our lots are narrow and most houses are in close proximity, therefore we place a great
premium on the view of green space behind our house (south) which includes Allsopp Park and the
green space behind each of our neighbors’ houses. Several years ago the lines in the utility easement
were buried, so we buried the lines to our house as well, further enhancing the view. We enjoy the
wildlife, especially birdwatching/feeding. The rear of our house is faced with large windows on all three
levels as well as a second story porch to take advantage of such a view. The structure as proposed
would be adjacent to our property. We, therefore, would prefer that our view of this limited green
space not be partially obstructed by the proposed structure.
The lots along Crestwood Drive slope downward from the street to a gulley in Allsopp Park. Several
homeowners on the street have endured basement flooding necessitating the placement of french
drains. Therefore we have become cognizant of the potential for new construction in the area to
increase surface-water runoff. In fact, the proposed structure would be adjacent to a french drain on
the west side of my property, potentially overwhelming its drainage capacity.
We respectfully oppose the proposed variance.
