THE LITTLE ROCK BOARD OF ADJUSTMENT
ON AN APPLICATION FOR A ZONING VARIANCE
To all owners of lands lying within 200 feet of the boundary of property at:
Address: North West Corner of Broadway Street and 7" Street
Owned by: Tract 1: RBA Broadway Partners, LLC
Tract 2: Spring Street Holdings, LLC
NOTICE IS HERBY GIVEN THAT an application for zoning variance(s) on the above property
has been filed with the Department of Planning and Development, 723 West Markham, requesting
variance(s) from:
(1) The drive -through provisions of Section 36-342. 1 (c)(3) of the Little Rock Code
of Ordinances to permit a new drive -through facility that is visible and takes
direct access from the primary streets.
(2) The landscaping provisions of Section 36-342. 1 (c)(5)(b) of the Little Rock Code
of Ordinances to allow no street trees.
(3) From the building orientation provisions of Section 36-342. 1 (c)(7) to allow the
building without orientation to the street.
(4) From the street -level floor provisions of Section 36-342.1 to allow the ground-\
level floor of the structure without the minimum surface area of 60% transparent
or window display.
(5) From the signs provisions of Section 36-342.1 to allow a ground -mounted sign.
(6) From the provisions of the use regulations of Section 36-342.1 to allow the
number of seats in the outdoor seating area to exceed 50% of the seats within the
eating place.
(7) From the building landscaping provisions of the Chapter 15, Section 15-98 to not
require building landscaping.
A public hearing on said application will be held by the Little Rock Board of Adjustment
in the Little Rock Board of Directors Chamber, 2"d Floor, City Hall, 500 W. Markham, Little Rock,
Arkansas on: May 20, 2021, at 4 p.m.
All parties in interest may appear and be heard at said time and place or may notify the
Board of Adjustment of their views on this matter by letter. All persons interested in this request
are invited to call or visit the Department of Planning and Development, 723 West Markham, I"
Floor to review the application and discuss same with the Zoning Administrator at 371-4790.
