We are requesting a zoning variance to extend a residential driveway beyond the 20' width as
mandated by ordinance; also we are requesting to extend the driveway length by terminating
the new (extended) driveaway at the curb.
Current approvals by Neighborhood Association (The Villages of Wellington) and Vince Floriani.
P.E. (City of LR Design Review Engineer)
The City of Little Rock's Design Review Engineer; Vince Floriani, P.E. approves of the
following (approval attached); "After discussion with Mr. Belue [Villages of Wellington,
Neighborhood Assoc. President] and you about the proposed driveway expansion at
1402 Loyola Drive, I have attached a mark-up version of your proposed driveway
expansion plan which shows the driveway width in a bold black line City of Little Rock
Engineering Staff can approve based on the City of Little Rock Code of Ordinances.
The additional proposed widening shown on your original plan does not conform with
City codes and staff cannot recommend approval of the proposed widening of your
driveway as submitted on the original plans.
Approval of a width that exceeds code requirements can only be approved by the city of
Little Rock Board of Directors."
The Villages of Wellington approves of the following, "The VOW ARC approves your
request to replace your retaining wall as long as it is 48" or less above grade; the ARC
declines your request to widen your driveway beyond the sidewalk. You may widen your
driveway to the sidewalk only."
We ((Lexcor LLC (On behalf of Dr. and Mrs. Moses Ejiofor)) are requesting this variance based
on the following:
• As shown in the photos below, taken from homes within a (1) block radius of the subject
property. There are homes in which the driveways encroach upon the property lines. In
addition, there are homes in which the driveways exceed the width of the garage or
carport.
• All of the driveways shown in the photos, exceed the 20' maximum width allowed, as
outline in the city's ordinance Sec. 30-43 — Layout and design generally.
• Most of these driveways are at or are approaching 40' in width.
• All of these driveways terminate at the curb, none of these drives terminate at the
sidewalk.
Therefore, we are humbly requesting your consideration in granting a variance to widen the
subject driveway to the property line (in width) and extend beyond the approved boundaries. In
addition, lengthwise we are requesting to extend the driveway beyond the approved boundaries
of the sidewalk and terminate at the city's curb.
It is our credence that approval of this variance will be in harmony with the neighborhood as
shown in a select few photos below and will not negatively affect the aesthetics but will be
consistent with many of the surrounding homes.
Your careful consideration for this variance will be greatly appreciated. Should you need further
