HomeMy WebLinkAboutLetter of Intent 0125211/19/2021 Hello, My name is Eric Wippo and I am seeking a variance to have an inground swimming pool constructed at my single-family home at 1701 N. Palm Street, Little Rock, AR 72207. Given the current state of affairs, I am hoping to install this pool for myfamily and I to have a safe and fun environment in our own backyard. Current zoning rules limit the size of a structure(s) within the 25-foot setback building line. My request for a variance is to allow us to construct the pool within the rear 25-foot line, in addition to an existing structure which is located within the rear setback. The existing structure currently occupies the 30 percent allowed by building codes. It also is part of the structure of my covered parking and would require a large endeavor to move or demolish it. To accommodate the layout of the small yard, with the existence of the carport/guest structure and an existing rock wall, the contractor and 1 are planning for a smaller pool than the contractor's typical build minimum. This is a concerted effort to fit the space and not go too far over the zoning requirements, while allowing us to also add an outdoor covered area adjacent to the pool and attached to our primary residence. The proposed layout is the most reasonable design to accommodate the pool and home addition. Any design of the pool without the variance would have the pool directly againstthe house and create a challenge for entering/exiting the house from our back door. I have started speaking with my neighbors about the variance request and securing their approval. I hope you agree that my request is reasonable and would produce a proper addition if not an enhancement to my yard and neighborhood.
