In Support of Request for Variance

This letter of intent is in support of my request for a variance for an accessory building (metal
garage/storage building) requirements on a vacant lot without a dwelling structure. The
proposed building that the variance is intended for is a 20' x 30' metal garage/storage building
on a concrete slab. Based on Sec.36-252, (b), this type of building meets the requirements for
an accessory building.
The variance is being requested for a lot that is considered to be an accessory lot to the lot with
a dwelling. The lots are divided by an alley (see attached land survey). It is understood that the
alley is an easement for certain utilities (sewer & electric) and can not be closed. The
accessory building will be used for the storage of additional vehicles, equipment, and personal
property.
What I would ask the board to consider about this variance is: (1) the improvement of this lot
with a garage/storage building would not create a burden on any neighboring residences; (2) the
proposed metal garage/storage building would be an improvement of this neighborhood; and (3)
this proposed project would result in an increase in property value and tax base created by the
improvement.
